Limited company or personal name?
It depends on tax position, how long you intend to hold, and what it does to your borrowing capacity in five years' time. It is a modelling exercise, not a rule of thumb.I have more than four properties. Is that a problem?
It makes you a portfolio landlord, so lenders stress-test the whole portfolio, not just the new property. Presentation of the schedule matters enormously — that is our job.Can I buy a property that needs work?
Yes, usually via bridging and then a refinance onto term once it is habitable and let. We arrange both halves so the exit is agreed at the start.
